House rules

Check-In, Check-Out & Departure Tasks

  • Check-in from 4pm; check-out by 10am.
  • 1. Empty all bins and recycling into the wheelie bins at the end of the drive.
  • 2. (Coach House only) Empty dog waste bin into general waste.
  • 3. Leave the kitchen clean and tidy; load dishwasher and start cycle.
  • 4. Ensure all windows and doors are locked.
  • 5. Switch off heating, lights, and appliances where appropriate.
  • 6. Return key to key safe and scramble the numbers.

Quiet hours: 10pm–8am.

General Conduct

  • Only booked guests may stay overnight.
  • No parties, events, smoking or vaping anywhere on site, fireworks, candles or lanterns.  
  • Respect neighbours, wildlife, and other guests.
  • Please read the Fire Safety Policy and Wood Burner Safety Policy and know the emergency assembly point.
  • Once the wood burner ashes are completely cold, please empty them into the designated metal ash pan provided. Safety, Security & CCTV
  • Lock all doors and windows when leaving the cottage.
  • Children must be supervised at all times.
  • The pool house is private and not for guest use.
  • CCTV operates in external and communal areas for safety and security.
  • Report any safety concerns immediately.

Cleanliness, Waste & Septic Tank Use  

  • Pantier uses a septic tank system.
  • Only toilet paper may be flushed down the toilets – absolutely no wipes (even “flushable”), nappies, sanitary products, cotton buds, cleaning cloths or similar items.
  • Do not dispose of bleach, anti-bacterial products, drain unblockers or other harsh chemicals down toilets or sinks.
  • Do not pour fats, oils or food scraps down the sink; please use the strainers and bins provided.
  • Please follow the recycling and waste instructions in the welcome pack.

Pets (Coach House Only)

  • Please read the full Dog Policy.
  • A flat £50 per week dog cleaning charge applies, regardless of the number of dogs.
  • Dogs must be kept on leads in all communal areas.
  • Dogs downstairs only unless agreed, and off furniture where possible.
  • Use the dog wash outside the pool house for muddy/sandy dogs.
  • Clean up dog mess and empty dog waste bin before checkout.
  • Stick to public footpaths only and keep dogs controlled near livestock.

EV Charging

  • No charging from cottage sockets or extension leads.
  • On-site EV charging is available by arrangement only; usage is metered separately and charged after your stay.

Parking & Vehicles

  • Park only in designated spaces.
  • Do not block the driveway or park/drive on grass.
  • Drive slowly on the shared track and driveway.

Outdoor Areas

  • Only use your allocated private garden.
  • Do not enter neighbouring gardens or farmland.
  • Respect wildlife; do not feed birds, foxes, or livestock.
  • BBQs in designated safe areas only.
  • Bicycles must not be stored inside cottages—ask owners for storage location.

Damage & Breakages

  • Report breakages or faults as soon as possible.
  • Damages, misuse or excessive cleaning may incur charges.
  • All charges will be fair and clearly communicated.
