1. The contract - A booking becomes binding once the deposit is received and confirmation sent.

2. Payments - A £150 deposit is required to secure the booking. The balance is due 28 days before arrival.

3. Cancellation - Deposits are non-refundable. Cancellations after the balance date are fully chargeable.

4. Arrival & departure - Check-in and check-out must follow stated times unless agreed otherwise.

5. Guest responsibilities - Guests must keep the property clean, respect neighbours, follow occupancy limits, and report breakages.

6. Pets (Coach House Only) - The Coach House is a pet‑friendly cottage. Pets must be: - Booked in advance - Supervised and never left unattended in the cottage - Kept off furniture and beds unless protective covers are used - Cleaned up after, both inside and outside (pet poo bin provided) Pet owners are responsible for: - Any damage caused by pets (chewing, scratching, staining, breakages) - Additional cleaning costs if required - Odours or hair requiring specialist cleaning If damage is significant, we reserve the right to charge for repair, replacement or extra cleaning.

7. Damage (Including Pet Damage) - Accidental damage should be reported as soon as possible. Charges may apply where: - Damage is excessive or avoidable - Items need to be professionally cleaned or replaced - Additional time is required to make the property ready for the next guests

8. Smoking & vaping - Smoking and vaping are strictly prohibited inside and outside any cottage as this is our family home

9. Liability - We are not liable for guest belongings, injuries caused by misuse of the property, or events beyond our control.

10. EV charging - EV charging is to be pre-arranged and is only allowed using designated charging points. Charging from indoor sockets is prohibited.

11. CCTV - External CCTV cameras operate around entrances, driveways, parking areas and boundaries for safety and security. No cameras operate inside cottages or private indoor spaces.
